Direct ocean exposure with salt-laden air well inland of the beach, sandy ground, and a mix of older beach houses, brick homes and apartments.
Salt is the governing condition. Airborne salt reaches a long way back from the beach, and it corrodes fixings from the inside out long before the timber they hold shows any age. On anything exposed in Cronulla we use grade 316 stainless throughout — the price difference is modest against a deck that has to come apart because its screws failed while its boards were still sound.
Sun does the rest. Full coastal UV grinds through finishes and moves timber, so the choice runs to dense Australian hardwoods that hold their shape — spotted gum, blackbutt, ironbark — and to detailing that keeps water moving rather than sitting. A fall away from the house, gaps that stay clear, and end grain sealed and kept off the ground.
Cladding on the coast follows the same logic one layer further in. A drained, ventilated cavity behind the sheet is what allows incidental water to get back out, and head and sill flashings are what stop it getting in at the openings. On an exposed elevation the difference between a wall that lasts and a wall that quietly rots behind the cladding is entirely in those junctions.
Sand is the third condition after salt and sun. It works like an abrasive in anything that moves, so gates, sliding screens and daily-use hardware get chosen and set with that in mind — clearances a touch more generous, gaps kept where grit falls through rather than packs in, and hardware specified for exposure rather than for the look on a showroom shelf.

- How far from the beach does salt actually matter?
- Much further than most people assume — well inland of the sand. In Cronulla we treat anything exposed as coastal and fix it in grade 316 stainless.
- Which decking timber holds up best here?
- Dense Australian hardwoods: spotted gum, blackbutt, ironbark. They keep their shape under full coastal UV. Merbau is stable and cheaper but bleeds tannin through its first season.
- My deck is only a few years old and the screws are failing. Why?
- Almost always standard galvanised fixings in a marine environment. The boards outlast them by years, which is why the fixing specification matters more than the board on an exposed coastal deck.
- Do you re-clad coastal houses?
- Yes, with a drained ventilated cavity and proper head and sill flashings. It is worth opening a section first — re-cladding over a wall that is already wet only postpones the problem.
