how we do it
Fix-out is judged from a metre away, so the tolerances are far tighter than anything structural. A wall 10mm out over three metres is ordinary and invisible; a skirting that follows it and a door that does not will read as a mistake, in a straight line, forever. Most of the work is scribing — cutting each piece to the shape the building actually is rather than the shape it was drawn as.
Sydney's humidity swing matters here. Timber moves across the grain with the seasons, so joints are set with that movement allowed for: architraves fixed so they can breathe, panel work floating rather than pinned at both edges, and material left in the room to settle before it is cut wherever the programme allows.
Stairs carry rules the rest of fix-out does not. Risers and goings have to fall inside the National Construction Code's range and — more demanding — stay consistent between steps, within a few millimetres. An inconsistent stair is a trip hazard rather than an aesthetic problem, which is why it is the one part of a fit-out people notice with their feet before their eyes.
questions we get asked
- Solid timber or MDF for skirting and architraves?
- MDF paints up flatter and costs less, and is the sensible default for painted work in a dry interior. Solid timber is the choice where it will be stained, where it may get wet, or where it has to match an existing profile.
- Can you match the mouldings in a period house?
- Usually. Many period profiles are still milled, and where they are not, a profile can be run from a sample off the wall.
- Do staircases have to meet a standard?
- Yes. Risers and goings must sit inside the National Construction Code's range and stay consistent between steps, within a few millimetres. It is the part of a stair people notice with their feet.
- When can fix-out start?
- After linings, and ideally once the building has been closed up and dried out. Fixing timber into a damp house is how gaps appear three months later.
- Do you build wardrobes on site or bring them in?
- Both. Site-built suits odd openings and period rooms; a shop-made carcass suits a square opening and less time on site.
