Manly gets weather off the water from two directions and the salt air is relentless. Anything exposed is detailed to shed water fast and dry out between wettings — trapped moisture, not rain, is what rots a deck.
Manly is exposed coast, and the assumption behind every exterior detail here is that salt will reach it. Fixings go stainless, timbers are chosen for how they behave in UV and moisture rather than for colour alone, and junctions are detailed so water leaves rather than lingers. A deck a few streets back from the beach is still a coastal deck.
Much of the older stock is beach cottages and semis on small blocks, with shared walls and lanes instead of driveways. Access has to be planned, and on a semi anything touching the party wall involves the neighbour early. Neither is difficult; both are worse when they surface mid-job.
Northern Beaches Council controls apply, and parts of the area carry additional overlays — foreshore and, on some blocks, bushfire. Where a bushfire assessment applies it sets a BAL rating that governs the whole external assembly: what may be used, how gaps are sealed, and whether exposed timber is permitted at all. That is settled before material selection.
Fix-out in the older cottages here carries the same lesson as the exterior, one layer in. Sea air and an open house move timber more than an inland one does, so material is left to settle before it is cut where the programme allows, and joints are set so seasonal movement is absorbed rather than resisted. It is the difference between architraves that stay closed and ones that open a hairline gap every summer.
